In the absence of a contract or local usage to the contrary, a lease for monthly rent is terminable on the part of either lessor or lessee by fifteen days’ notice expiring with the end of a month of the tenancy.
Where a transferee has, in part performance of a contract, taken possession and done some act in furtherance, the transferor shall be debarred from enforcing rights against the transferee.
